Builders at Trilogy and Esplanade advertise their discounts as a single figure, but part of that money is available only to buyers who borrow through the builder's lender. A buyer paying cash from the sale of a previous home may not be able to use a meaningful share of the discount.
That matters on both sides of the Sun City Lincoln Hills market. A buyer comparing a Sun City Lincoln Hills resale with a quick-move-in home a few miles away is weighing the resale against the builder's incentive figure. An owner deciding on a list price is pricing against the same figure. Both of them need to know which parts of that figure actually reach a buyer who isn't taking out a mortgage.
The Struck-Through Price Is the Builder's Own Anchor
Shea Homes' Trilogy Bickford community page shows its move-in-now homes with a crossed-out price next to a lower one. When we checked in mid-October, Homesite 66 at 4687 Starglow Drive, a 2,048-square-foot Venture plan, was listed at $773,442 with $885,204 struck through. The page says the price "Includes $111,762 in Total Incentives." Homesite 55 at 4656 Vintage Oak Drive, a 1,448-square-foot Unite plan, was listed at $578,285 against $671,427, with $93,142 in total incentives.
Taylor Morrison shows the same kind of pricing on its Esplanade at Turkey Creek available-homes page. In the same mid-October check, a Classics-Willow plan at 1420 Alpine Way was listed at $619,000 against $678,600. A Classics-River plan at 2055 Marlette Way was listed at $629,000 against $700,655. Live builder pricing can change at any time, so read these as a snapshot.
These are roughly 9 to 14 percent off the higher figure. That higher figure is the builder's own number, though, not a closed sale. The discount is real money, but it's measured from a starting point the builder chose, and it's made up of different kinds of money with different conditions attached.
Which Dollars Survive a Cash Offer
Taylor Morrison spells this out most clearly. Its Sacramento-area promotion page offers up to $55,000 in flex cash on new contracts signed between 10/1/26 and 10/31/26. Quick-move-in homes must close on or before 11/30/26. On a quick-move-in home, the flex cash can go toward seller-selected options or the lot premium and shows up as a price reduction on the purchase agreement. The fine print says that price reduction is "separate from and not contingent upon financing and is available to all buyers regardless of whether they use the affiliated lender, another lender, or pay cash."
The other uses are limited to buyers who borrow through the builder's lender. Temporary buydowns, discount points, prepaids, closing costs, and up to one year of HOA dues are available "only... when utilizing Taylor Morrison Home Funding." To get them, a buyer must pre-apply with that lender before submitting an offer, use the closing agent the seller selects, and finance through the affiliated lender. On the Esplanade community page itself, the headline offer is up to $20,000 in flex cash for options and lot premiums, available "regardless of who you finance with or if you pay cash." With Taylor Morrison Home Funding, that money can go toward financing costs instead. The two pages describe different offers, so a buyer should ask which one applies to a specific home.
Shea's general legal and pricing terms are less specific. "Certain incentives may be available upon the satisfaction of certain conditions. Closing cost incentives may be available for buyers who use Shea Mortgage." The same terms say buyers are not required to use Shea Mortgage and "are free to decline any closing costs credits tied to the use of Shea Mortgage." The listing pages don't break the $111,762 into parts, so a cash buyer can't tell from the page how much of it they would still receive.

Why the Split Matters More in a 55+ Market
If most buyers financed, the split wouldn't matter much. A lot of older buyers don't. According to the National Association of Realtors' 2026 Home Buyers and Sellers Generational Trends Report, released April 15, 2026, 39 percent of Younger Boomers, ages 61 to 70, and 46 percent of Older Boomers, ages 71 to 79, paid all cash for their homes, as NAR's economists' analysis reported.
For those buyers, a rate buydown or a closing-cost credit tied to the builder's lender does nothing. They get only the price-reduction portion. So the incentive figure that matters when a Sun City Lincoln Hills resale competes for one of them is the price-reduction share alone, which is smaller than the headline.
Financed buyers face a different version of the same question. Esplanade advertises a conventional 7/6 adjustable-rate mortgage starting at 4.25 percent, 5.49 percent APR, for the first seven years. The rate begins adjusting every six months in year eight, and the offer applies when using Taylor Morrison Home Funding. Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at 7.40 percent for the week of October 15, 2026. The gap looks large, but one figure is an introductory adjustable rate and the other is a fixed-rate average, so the two aren't directly comparable. Whether a seven-year starting rate fits a retirement plan depends on how long the buyer expects to keep the loan. That question belongs with a lender and a financial planner.
What the Resale Side Looks Like Right Now
Placer County resale data puts a Sun City Lincoln Hills seller in a steadier position than the builders' markdowns suggest. The Placer County Association of Realtors reported a countywide sale-to-list ratio of 98 percent in September 2026, unchanged from August and from September 2025. The county median sold price that month was $680,000, down 1.9 percent from August and up 4.3 percent from a year earlier.
Activity is slowing. In September 2026, PCAR counted 395 closed sales, down 13 percent year over year, and 396 pending sales, down 10.8 percent. Active listings stood at 1,136. Months of inventory based on closed sales rose to 2.9, up 15.7 percent from September 2025. The California Association of Realtors' August 2026 report showed a median of 32 days on market in Placer County, up from 29 in July. C.A.R.'s unsold inventory index for August was 3.6 months. That index is measured differently from PCAR's months of inventory, so the two shouldn't be read as one trend. All of these figures are countywide. None of them isolate Sun City Lincoln Hills.
Put together, resale homes in the county are still selling close to their asking prices, while buyers have a bit more time and more choices than a year ago. New construction is where the large markdowns are, and the size of those markdowns depends on the buyer's financing.
Ongoing costs are part of the comparison too. The Sun City Lincoln Hills Community Association's fees page lists an assessment of $188 per month, billed quarterly at $564, effective January 2026. Taylor Morrison's option of applying up to a year of HOA dues at Esplanade is one of the lender-tied uses, so a cash buyer doesn't get it.
Questions to Settle Before Comparing a Resale With a New Build
- On a Trilogy quick-move-in, how much of the "Total Incentives" figure stays if you pay cash or use an outside lender? Get it in writing.
- Does the Esplanade home you're considering fall under the $20,000 community offer or the $55,000 Sacramento promotion, and is the price reduction shown on the purchase agreement?
- Can a quick-move-in close by 11/30/26 on your timeline, including the sale of your current home?
- If you're financing, how does a seven-year adjustable rate compare with a fixed rate over the years you expect to own the home?
- For a Sun City Lincoln Hills resale, what are comparable homes in the same model and lot setting actually selling for? That's the number to weigh against the builder's price after any lender-tied incentives are taken out.

Quick Answers
Do cash buyers get the advertised new-build discount? For Taylor Morrison's October promotion, cash buyers get the price-reduction portion but not the financing incentives. For Shea's Trilogy listings, the incentive total isn't itemized, so ask how much of it applies without Shea Mortgage.
When does the Esplanade promotion end? The Sacramento flex-cash terms cover contracts signed 10/1/26 through 10/31/26. Quick-move-in homes must close by 11/30/26.
Are Sun City Lincoln Hills resales losing ground to new builds? Countywide figures for September 2026 show resales selling at 98 percent of list price, with more inventory and fewer closings than a year earlier. There is no separate published data for Sun City Lincoln Hills alone.
